We can provide you with valuable information on the condition of the home’s systems and components before making your buying /sale decision.
In December 1994, The Government of Ontario passed the Ontario Association of Home Inspectors Act to grant the OAHI as the designated self-regulating body for Home Inspectors in Ontario, their member have met the highest qualification and performance standards as professional Home Inspector. All qualified members will list in their web page. We are one of their Registered Home Inspector.

We will inspect your house following with Canadian Association of Home and Property Inspectors (CAHPI) Standards of Practice.

We can provide you with the information which will help you to make the decision wisely. We will able to point out the home’s systems or components when near the end of their services life. We will not make the buying decision for you or comment the value of the property. We will provide an inspection summary to outline the condition of the property at the end of the inspection.
Clients can contact us directly via phone or email for explanation regarding proper maintenance and operating procedures for your home systems and components.
Dependent on the property condition. If the condition does not allow for a climb up to the roof, an extension pole with digital camera will be used to take photos for further review.
We will access into the attic or crawl space to inspect the area condition, if the space is accessible and safe to do so.
We will use infrared camera to scan the wall condition, moisture meter to measure the wall humidity and conduct visually inspect the wall and floor for water stains.
This is out of our scope. We will NOT move their personal property or furniture to inspect the house.
We will not test the air conditioning system when the temperature below 18°C because temperature below 18°C will damage the compressor.
This is out of our scope and we will NOT check appliances. We suggest client to test all appliances at the last visit by themselves.

The inspection report only reflects the condition at the time of inspection, therefore no warranty or guarantee period will be provided.

Home Inspector will NOT perform any repair work for client. This is against our Code of Ethics.

Related contractors may be referred to our client for further direct coordination. Home inspector will not responsible for the contractor selection or follow up.

Home inspection will only perform visual inspection.  We will NOT damage or open the drywall to check the system.

We will inform our client for further investigation if inspector notices mold-like materials on the surface of house material such as drywall, foundation wall or roof sheathing. However, we will NOT perform mold test.

We will not test radon gas.  We suggest our client to buy test kit to test the gas.

A professional inspection is an examination of the current condition of a house.  Inspector will not pass or fail a house, but rather describe its physical condition and indicate what components and system may need repair or replace.

Inspection fee will only accept cash or credit card.  Cheque will NOT be accept.

Client is not required on site during inspection. But we highly recommend client show up. Inspector will have an inspection agreement to sign before inspection begin. Client will also be able to observe the inspector and ask questions as you learn about the condition of the home and how to maintain it.
